§ 27-109. Standards and restrictions.

(a)

Standards. All minor replats shall conform to the following standards:

(1)

Each proposed lot must conform to the requirements of this Code.

(2)

Each lot shall abut a public or private street (except as hereinafter provided) for the required minimum lot width for the zoning district/category where the lots are located.

(3)

If any lot abuts a street right-of-way that does not conform to the design specifications provided in this Code, the owner may be required to dedicate one-half the right-of-way width necessary to meet the minimum design requirements.

(4)

The minor replat process shall not be used to increase the residential density specified by the comprehensive plan, (the number of dwelling units) of any such property.

(b)

Restriction. No further division of an approved minor replat is permitted under this division.
